Everyone who lives or runs a business in Plumas County hits the same wall. Fire risk keeps rising. Insurance premiums climb or coverage disappears. Building costs too much and takes too long, and there's almost nowhere for working people to live.

The Ranch Manager's House is the first answer we can build. It's our company-owned workforce housing for Pineville Ranch. It's also the test: fire-hardened mass timber, a pre-approved plan set, and a public record of cost and crew hours that the next builder can use.

BLAIRSDEN CROSSING

Blairsden was a Western Pacific depot town, located on the Feather River Scenic Byway and the year-round hub for the Lakes Basin Recreation Area with it’s rich history of the gold rush era. Zoned in a high fire hazard area with no fire protection district, impacted by a 2023 fire on Bonta Street and an aging water system; Blairsden Crossing is a revitalization effort to preserve and build a more sustainable collective community.

One stewardship plan for the community, the water and the forest

This is also an extension of the rebuilding efforts in Plumas County post the 2021 Dixie Fire that burned 1 million acres of forest and the town of Greenville. Mass Timber is an adopted industry and an integral part of this stewardship’s program goals:

MAD RIVER MASS TIMBER

Regenerative Forest Economy built for California's Forest Health & Climate Goals

Overgrown forests feed mega fires. The small diameter trees cut for fuel reduction thinning have no primary market, so they are burned. Mad River Mass Timber, California's first vertically integrated mass timber manufacturer, turns that wood into DLT prefab wood panels, and every building that uses them helps build a more sustainable and resilient forest and community.

Dowel Laminated Timber (DLT) is a mass timber product made entirely of wood, using hardwood dowels to fasten layers of dimensional lumber together. No adhesives or metal fasteners required. Mass timber, particularly Dowel Laminated Timber, offers superior fire and seismic performance.

This aligns with California's AB 2446 initiate to cut embodied carbon in construction by 40% by 2035 which will require materials that support wildfire resilience and sustainability.

Our first innovation lab product is a DLT Mass Timber Workforce Housing that is based on California’s ADU pre-approved plans. If you can frame a house, you can build this one. A kit of post and beam with DLT roof and flooring panels cut and labeled to get anyone started with DLT Mass Timber and to scale the finish build on your budget. We’ve got the blueprints ready for a construction site plan to prove it!

This raise funds The Depot's program management, seeds the Blairsden Water Users Association fire flow improvements, develops the site plan, and places the DLT panel deposit.

Not in this raise: site prep and foundation, septic install, framing, envelope and interiors for the Ranch Manager's House. The company will seek construction financing and capital to cover those.

Founding Stewards are the people and companies who helps us start this program: the first Pineville Ranch mass timber workforce home, and the stewardship of Blairsden, Plumas County, our forest, and the Sierra watershed around it. Every Steward's name goes on the Pineville Ranch Founding Stewards DLT stage wall and receive monthly build updates.
